The Canyons

Two houses, an hour and a half apart, both built by people who worked out their own water first.

Topanga · Ojai

These two share a discipline rather than a postcode. Both sit outside the reliable municipal grid, both are in high fire severity zones, and both were built by clients who read the geological survey before they read the plans.

Water first

Cistern House stores forty thousand litres under the entry court and can run a summer without a delivery. Two Wells, above Ojai, is named for the fact the house was organised around. Neither is an ecological gesture. In these canyons water is the constraint that decides the plan, the way daylight decides a northern European one.

Fire, honestly

Both properties sit in Very High Fire Hazard Severity Zones. That means ember-resistant vents, a class A roof, defensible space maintained on a schedule, and an insurance conversation that starts before the offer rather than after it. Both houses were built to that standard from the first drawing, which is the only reason they are insurable at a sane number.

What the canyons give back is scale and silence. Two Wells is eighty miles from the Echo Park listing at the other end of this portfolio, and the drive is the point. You arrive somewhere that is not a suburb of anything.
